425 Montgomery Monthly Schedule Narrative:

Our Projects
July 2025

In the month of July, we will continue trucking/hauling soils off-site as excavation continues through installation of building foundations. Structural concrete foundations started in the month of June and will continue through July.  Waterproofing of the underground foundations will also occur along with the underground plumbing systems installation. The construction drive lane along Montgomery Street will continue to be utilized to supply building materials to the job overall. Continued work on the building facade mockup will be taking place throughout the month of July. Towards the end of July to beginning of August, Virginia American Water may begin work on Montgomery & N Pitt Streets as part of their waterline replacement project.

June 2025

In the month of June, we will continue trucking/hauling soils off-site as excavation continues through installation of building foundations. Erection of the tower crane is currently planned for 5/30-5/31/25, but may delay to the first week of June pending weather. Structural concrete foundations will start this month once the tower crane is operational and will continue into July along with waterproofing and underground plumbing. Throughout structural concrete operations the construction drive lane along Montgomery Street will be utilized to supply building materials. Telecommunications utility work has commenced at the corner of Montgomery Street & N. Pitt Street, which will continue through the month.

May 2025

In the month of May, we will continue trucking/hauling soils off-site throughout our mass excavation operations. Lagging operations for the support of excavation system will continue throughout the month. Utility work along the Montgomery Park side of N. Royal Street has since been completed. Parking along N. Royal street, against the park, is now reopened to the public. At the Northeast corner of the jobsite along N. Royal Street, excavation for permanent power feeds will be taking place at the transformer enclosure. In the last week of May/early June we plan on erecting the tower crane and start pouring concrete foundations.

April 2025

In the month of April, we will continue trucking/hauling soils off-site throughout our mass excavation operations. Pile driving operations for the support of excavation is expected to be complete by the 1st or 2nd week of April and lagging for the support of excavation will continue throughout the month. Installation of dewatering wells/system will continue throughout the month of April. Along the Montgomery Park side of N. Royal Street utility work will be nearing completion this month. Once this utility work is completed, parking along N. Royal street, against the park, will be reopened to the public. At the Northeast corner of the jobsite along N. Royal Street, we will be pouring concrete to form the permanent retaining walls for a transformer enclosure.

March 2025

In the month of March we will begin trucking/hauling soils off-site. Pile driving operations for the support of excavation will start the week of 3/17/2025 and run into the month of April. As pile driving operations are underway we will be installing dewatering wells/system to lower the water table to allow for earthwork and foundation construction. Along the Montgomery Park side of N. Royal Street utility work is schedule to start the week of 3/10/2025. While this utility work is ongoing parking along N. Royal street will be closed during construction work hours.
